What does this page outline?

This page outlines the services we provide to you and the basis on which we will provide these services. Your instructions to us to proceed either to advise you or to arrange lending on your behalf, amount to your acceptance of the terms set out in this page. Your Mortgage Outline Document will be sent to you via the email address that is provided in the completed questionnaire.

Our Services

We will arrange finance for you with Banks for the country of your chosen property, advise you of your options, assist with the completion of the paperwork and track your application through until completion. Our goal is to ensure you have a simple procedure to follow which will ensure a swift and successful purchase/re mortgage.

How we get paid?

Once your Questionnaire is completed on our website, your completed questionnaire is then forwarded to our panel of Lenders, and once successful, an ‘Approval in Principal’ will be emailed to you. (Some countries do not issue ‘Approval in Principal’ as such. In these cases, a ‘Mortgage Quotation’ will be issued in its place, which does not constitute a ‘Approval in Principal’. But an outline of the mortgage terms based on your individual needs. Regardless whichever you receive, they will confirm & itemise the balance of fees to be paid, should you choose to accept (We accept Visa, MasterCard, Amex & Pay Pal).

Your completed questionnaire is then forwarded to our panel of Lenders, and once successful, an ‘Approval in Principal’ will be emailed to you. (Some countries do not issue ‘Approval in Principal’ as such. In these cases, a ‘Mortgage Quotation’ will be issued in its place, which does not constitute a ‘Approval in Principal’. But an outline of the mortgage terms based on your individual needs. Regardless whichever you receive, they will confirm & itemise the balance of fees to be paid, should you choose to accept.

These are typically an upfront application fee (€649 payable on application. If there any lender application fees, and depending on the Lender; they may charge valuations fees up front) and a completion fee – 1% to 1.5% of the mortgage amount (this varies depending on country). Minimum €750 payable on completion.

Some countries will be billed on a different basis and the above will not apply; however this will be fully itemised on your ‘Approval in Principal’.

Your Responsibilities

As you would expect, we can only base our advise on the information supplied by you. Therefore we expect you to give us detailed information about yourself/selves and your current circumstances.
It is in both of our interests, that your instructions are clear and concise and you agree (if asked) to forward your instructions to us in writing. We may choose to accept your verbal instructions.

Naturally any information you provide is covered by the Data Protection Act 1998. However some of this information will be made available to third parties as and when applicable – for example Lenders, Regulatory Bodies, Auditors, Solicitors who may or may not be covered by this Act. We also reserve the right to send you marketing material or to contact you by telephone from time to time.
